The real estate investing strategy du jour is called ‘Bulk REO Investing‘ and is a real monster.

Consider with me, if you will, the fundamentals of the Bulk REO business.

To understand investing in Bulk REO, you have to understand the foreclosure process.

When a home owner begins to miss payments on their mortgage, the lender begins to send late/overdue notices to the home owner. The official foreclosure proceedings begin subsequently, as directed by the lender. The name for this period is ‘preforeclosure’.

To complete the foreclosure process, the property is auction to the public. If there are no buyers at the foreclosure auction, the lender regains title to the property. The designation of ‘REO’ (Real Estate Owned) is then attached to the foreclosed property.

Typically, lenders list their REO properties with local real estate agents in hopes of selling the property to a retail buyer who will pay full price. Where Is The Routing Number Located On My Check I Can’t See It?

where is the routing number located on my check? Well let me say this what types of checks you have really doesn’t make a difference. You may have really neat looking Superman checks, Deluxe checks, Disney checks or you may even  have cheap checks. But the account information is always going to be in the same place on your checks.  

Now when you look to the bottom of your check, look to the lvery eft you will see nine numbers. SImply make sure first that you are not looking at your desposit slip. Those nine numbers to the left are normally followed by your account number then the check number. Those nine numbers to the left are your bank routing numbers. Your routing number always has 9 numbers. The routing numbers may have some funny  looking characters before and after the numbers, ignore those characters and only focus on the nine numbers in between.

Trying to find out exactly what your account number is, may be a little more harder to figure out but it’s really not very difficult. If you go towards the right to the next set of numbers those are usually your account number. If there are any zeros before the number ignore them and only concentrate on the numbers come after the zero. Usually after the account number is another funny character and then you will see your check number. If that is not the case don’t worry because through the process of elimination we will find the account number.

Allright so you have ignored all zeros at the very beginning of the account number now look at the upper right hand corner of your check for the check number. So this makes it easier just look down at the account number and ignore the check number the numbers to the left minus any zeros before the number and that will be your check number.

Now I don’t know how you are but I like cool looking checks with pictures or characters on them.  Sometimes when you have designer checks, Disney checks or some other cool theme like fishing or golf it makes it a little more difficult to  see the numbers at the bottom of your checks clearly. Usually when they make these checks the bottom is a light color so that the numbers are all legible. You can’t understand Bulk REO Investments without understanding the process of foreclosure.

Mortgage lenders faced with a non-paying home owner send a large volume of threats, warnings and documentation to the borrower who is late. After a certain period, the lender will then formally begin foreclosure proceedings. ‘Pre foreclosure’ is the name given to the time between implementation of the foreclosure proceedings and the public auction.

To complete the foreclosure process, the property is auction to the public. If the property is not purchased at auction, ownership reverts to the original lender. This property is then considered to be ‘Real Estate Owned’ by the lender, also known as an ‘REO’ property.

However, lenders are increasingly willing to take much less than their REO asset is actually worth. The most successful Bulk REO Investors will have a well-respected source of funding for their transactions. There are many sources of funding for these transasactions including: hard money and commercial financing, as well as non conventional sources such as hedge funds and private investors. One of the things that most people can’t do without is their cars.If you think about it, most of the people in modern countries can’t live without it.It is definitely a necessity nowadays.But it is expensive to invest in one as well.Not just in the money that you used to buy it.  But also in keeping it maintained.But if you really want to get the most out of your cars then you should regularly maintain it.  So here are some tips on keeping your car in good shape.

First thing that needs to be done is for you to regularly change the oil of your car. It sounds simple but it is very necessary for your car.  I try to remind the customers of my San Diego auto repair shop how important it is. Taking care of the oil of your cars will naturally make your cars last longer.But not doing it will result to major problems for your car.  Your car’s engine can get ruined without oil. That is a very expensive repair.

Another thing that not changing your oil can do is cause your car to fail a smog test.If you pair this with not regularly making your car undergo tuneups will lead to an easy failure of a smog check.  It happens all the time at my San Diego smog check shop.I met a lot of people that bring their cars in and haven’t changed their oils yet. And they also never did tuneups for their cars.So, as a result, their cars ran bad.Their engines also ran badly.That is why they failed their smog check test. But that is just the beginning of problems.Not doing those steps to take care of your cars will lead to major problems.

Finally, you should always take care of your brakes.  This is another part of your car that is used all the time.And also, it is one part of your car that is very costly to repair.  One of the pieces of advice I give to all my San Diego brake shop clients is to take care of their brakes.Doing these things will make your car last longer.
